Straightforward residential surveys for homebuyers who want clarity,
reassurance and the facts before making one of life’s biggest purchases.
Every property is different, which is why we offer two levels of residential survey depending on the age, condition and complexity of the home you’re buying.
Davies Chartered Surveyors are based in Sherborne, Dorset and cover South Somerset
and West & North Dorset.
on all types of residential property.
Our most comprehensive survey, suitable for all types of residential property and particularly recommended for older, larger, extended, altered or unusual homes.
A Level 3 Building Survey provides a detailed assessment of the property’s condition, highlighting defects, potential problems, areas requiring further investigation and repairs that may need to be considered before you proceed with your purchase.
(similar to RICS Level 2 Survey)
Our Major Defect Survey is designed to identify significant issues that could affect the property or lead to unexpected costs after you move in.
It provides a clear overview of the property’s condition, focusing on the important defects and concerns you need to understand before committing to the purchase.
Buying a home is likely to be one of the biggest financial commitments you’ll ever make. A professional survey gives you an independent view of the property before you exchange contracts, helping you understand exactly what you’re buying rather than relying on appearances alone.
Problems such as damp, roof defects, structural movement, drainage issues or poorly completed alterations may not always be obvious during a viewing. Identifying these issues early can help you make a more informed decision, budget for future repairs and, where appropriate, raise concerns or renegotiate before you become legally committed to the purchase.
Most importantly, a survey gives you clarity. You’ll have a much better understanding of the condition of the property, the areas that need attention and the questions you may need to ask before moving forward.
A good survey shouldn’t leave you with more questions than answers.
We explain our findings clearly, highlight what genuinely matters and help you understand which issues need attention now, which can wait, and where further specialist advice may be sensible.
Whether the property is straightforward or comes with a few surprises, the aim is simple. To give you a clear picture of what you’re buying so you can make your next move with confidence.
If you’re unsure which survey is right for the home you’re considering, get in touch. We’ll talk you through the options and recommend the most appropriate level of survey for the property.
